Automatic Doors in Singapore: What Buyers Should Know

Buying an automatic door system is not quite like buying a piece of office furniture. The decision affects how your building performs every day, how it meets regulatory requirements, and what your maintenance costs look like over the next decade or more.

For anyone approaching this for the first time, or reassessing after a previous installation that underdelivered, there are a few things that make a real difference to the outcome.

It starts with the right system type

Not all automatic door systems are the same, and the differences go well beyond aesthetics. The four main configurations cover sliding, telescopic sliding, swing, and hermetic doors, each serving distinct operational contexts.

Sliding doors are the most common choice for commercial lobbies, retail entrances, and healthcare facilities where pedestrian flow is the primary consideration. Telescopic sliding doors address a more specific problem. Where wall space beside the entrance is limited but a wide, clear opening is still required, the multi-panel stacking mechanism delivers what a standard two-panel system cannot. Hospital main entrances and transport hubs are the typical application.

Swing doors suit accessible entrances and lower-traffic openings, particularly where push-and-go or low-energy operation is part of the brief. Hermetic doors occupy a specialist category altogether, built for environments where contamination control and airtight sealing are operational requirements rather than preferences, covering operating theatres, pharmaceutical clean rooms, and isolation facilities.

Choosing the right system type from the outset avoids the considerably more expensive process of replacing a system that was never the right fit. Compliance is not optional

Singapore’s regulatory framework for automatic doors has become more structured in recent years. The BCA updated its Code on Accessibility in the Built Environment in April 2025, with the enhanced requirements taking effect from 1 November 2025 for all new buildings and existing buildings undergoing addition and alteration works. Among the provisions, automatic doors should be installed at building entrances where feasible and must include fail-safe mechanisms that activate during power failures or emergencies.

Beyond accessibility, automatic door systems installed in commercial and public-access buildings are expected to meet international safety standards, most commonly DIN 18650-1 and EN 16005-1, which govern the safety of power-operated pedestrian doorsets. Checking that any system under consideration carries these certifications before purchase protects the building owner and the people using the entrance.

The specification decisions that define performance

Several technical decisions made at the specification stage have a direct bearing on how the system performs over its operating life.

  • Door leaf weight and operator capacity

Every operator is rated to a maximum door leaf weight. Specifying a door leaf that approaches or exceeds that limit places the operator under sustained stress and accelerates wear. Confirming the door leaf weight against the operator’s rated capacity before finalising the specification is a basic but frequently overlooked step.

  • Cycle volume and durability rating

A door at a busy hospital or retail entrance cycles far more frequently than one serving a low-traffic office corridor. Operators are tested to defined cycle counts, with well-specified systems tested to one million cycles or more. Selecting a system rated for the expected usage intensity directly affects how long it performs reliably before major maintenance is required.

  • Sensor capability

A sensor suite that operates independently in presence, position, and resistance detection provides more robust safety coverage than a single-method system. In high-footfall environments, the range of pedestrian behaviours, including varying speeds, wheelchairs, prams, and groups, demands layered detection capability.

  • Integration requirements

Most commercial buildings require automatic doors to interface with fire alarm systems, access control infrastructure, or building management platforms. Confirming that the operator’s processor supports the required integration protocols before purchase avoids costly workarounds later.

Why the contractor relationship matters

The quality of the installation is as consequential as the quality of the product. An operator from a reputable manufacturer can underperform if the installation is not carried out correctly, as track alignment, header loading, sensor calibration, and commissioning all affect how the system behaves in practice.

For building owners, this means that the contractor’s credentials deserve the same scrutiny as the product specification. In Singapore, BCA registration and BizSafe certification are key indicators of a contractor operating within the local regulatory and workplace safety framework. These credentials are particularly relevant for procurement processes and regulatory submissions on commercial and institutional projects.

Planning for the long term

Automatic door systems are long-term assets, and the total cost of ownership extends well beyond the purchase price. Spare parts availability, the contractor’s multi-brand servicing capability, and the structure of the maintenance agreement all affect the system’s long-term operating costs.

A provider who can only service its own brand leaves building owners with limited options as the installation ages. One who maintains a stock of common spare parts significantly reduces repair turnaround times. And a maintenance contract with clearly defined inspection frequency, documented service reports, and explicit response time commitments for breakdowns gives facilities teams the visibility they need to manage the asset properly.

Deferred maintenance on automatic doors tends to be a false economy. Faults that are caught and resolved during a scheduled service are considerably less disruptive and less expensive than a failure during trading hours.
